What information is contained on an EPC?
EPC is an Energy Performance Certificate (EPC), sometimes referred to as an Energy Certificate or EPC Certificate. It contains important information on how to reduce the carbon emissions generated by any property which will also lead to a reduction in energy bills, making the property more cost-effective and energy-efficient to run.
How long is the Assessment?
The size of the property impacts how long the EPC survey takes. However, the domestic energy assessment will typically be at your property for around an hour looking at the different areas of your property. The domestic energy assessment is a non-intrusive look at your property, so you will not be expected to move anything or be around to aid the assessment.
Once all areas of your home have been assessed, it will take a few days to get all the calculations and report together to provide you with a final EPC rating.
What is included in the Assessment?
The areas your energy assessment will look at include:
The age, construction and size of your property.
Primary heating systems - including the boiler and heating controls and their energy efficiency
Insulation - whether there is cavity wall insulation or loft insulation installed
Any secondary heat sources including renewable energy sources
Lighting - whether any energy-saving light bulbs or low energy light bulbs are in use

To do an EPC, an Assessment will involve taking pictures of the front, side, and rear of the property, Boiler, water tank (if any), TRVs, Room Thermostat, Loft Insulation, lights in some of the rooms, Gas and Electric meter.
Taking measurements the house or flat, conservatories and extensions.
Noting the construction of the walls and checking wall insulation.
Checking the make and model of the boiler under EU SEDBUK regulations.

Counting low energy bulbs, fire places, habitable rooms
Loft Insulation thickness
Pictures of Gas and Electric meters.
What is the minimum rating accepted for letting / Selling
It is E rating that is required to allow you to Sell or rent your properties.
